Booking a holiday apartment is easy. Finding a real home for 3–12 months abroad is completely different — different platforms, different paperwork, and landlords who have never dealt with foreign tenants before. Here’s what actually works in 2026.
The accommodation search timeline
Most people underestimate how long the search takes when moving to a new country. The typical approach is:
- Month 1: book short-term accommodation (a month of Airbnb or a serviced apartment) while you search properly from within the destination.
- Weeks 2–4: search local platforms, walk neighbourhoods, view apartments in person.
- Month 2 onward: sign a local lease or commit to an extended furnished rental.
Signing a lease before you arrive almost always backfires — you can’t check the neighbourhood, the building, or the local noise levels from a listing photo. Budget for a short-term bridge.
Platform-by-platform comparison
| Platform | Best for | Regions | Typical markup vs local |
|---|---|---|---|
| Airbnb (monthly discounts) | 1–3 month stays, furnished | Global | 30–60% above local market |
| Furnished Finder | Month-to-month furnished | USA, Canada, UK | 10–20% premium |
| Spotahome | Verified flat photos, no agent | Spain, Italy, Portugal, Germany | 5–15% premium |
| Flatio | Furnished mid-term, no deposit | Czech Republic, Spain, Portugal | Market rate |
| HousingAnywhere | International student / young expat | Europe, Asia | Market rate |
| Facebook Groups | Local deals, negotiable | Global (especially SE Asia) | Below market |
| Local real-estate portals | Long-term, unfurnished | Country-specific | Market rate |
Best local platforms by region
Southeast Asia (Thailand, Vietnam, Indonesia): Facebook groups are king. Search ‘[City] Expat Housing’, ‘[City] Apartments for Rent’, or ‘[City] Digital Nomads’. Most good deals never reach international platforms. Idealista and Property Guru cover Thailand and Malaysia for more formal listings.
Western Europe (Spain, Portugal, Germany, France): Spotahome and HousingAnywhere for furnished mid-term. Idealista (Spain/Portugal), Immobilienscout24 (Germany), SeLoger (France) for the local rental market. Local agency (agencia / Makler / agence) gives access to unadvertised stock.
Eastern Europe (Czech Republic, Poland, Hungary, Romania): Flatio and Expats.cz (Prague), Otodom (Poland), Ingatlan.com (Hungary). Facebook expat groups fill gaps.
Latin America (Mexico, Colombia, Argentina, Ecuador): Facebook groups and WhatsApp chains dominate, especially for furnished apartments. Airbnb monthly rates are often competitive in smaller cities. Vivanuncios and Trovit cover Mexico; Finca Raiz covers Colombia.
Middle East (UAE, Saudi Arabia): Property Finder and Bayut for UAE. Most landlords expect cheques (one or two covering the full year). Short-term furnished options on Airbnb and serviced apartment providers like Rotana.
What ‘furnished’ actually means abroad
‘Furnished’ means very different things in different countries. In Spain, ‘amueblado’ typically includes all furniture and a kitchen but no linens or towels. In Germany, ‘möbliert’ may include only a bed and wardrobe. In Thailand, furnished usually includes everything down to a rice cooker and wifi router.
Always clarify what’s included before signing. Ask specifically:
- Kitchen appliances (fridge, washing machine, microwave, oven)
- Linens and towels
- Wifi (speed and data cap)
- Air conditioning and whether it’s included in rent
- Utility bills — included or separate?
- TV licence or streaming subscriptions
Negotiating rent as a foreigner
Landlords in most countries discount for longer commitments. A 12-month lease typically gives you 10–20% off the monthly rate versus a 3-month commitment. Pay several months upfront and the negotiation leverage increases further.
In Southeast Asia especially, foreigners who arrive in person, negotiate in good faith, and show reliable income documentation (bank statements, a client contract, or an employment letter) get better deals than remote inquiries.
Deposits and advance payments
Deposit norms vary widely:
- UK: 5 weeks rent (legally capped)
- Spain: 2 months’ rent (1 month deposit + 1 month advance)
- Germany: up to 3 months’ rent (Kautionszahlung)
- Thailand: 2 months’ deposit + 1 month advance (3 months total upfront)
- UAE: typically 1–4 post-dated cheques covering the year
- Portugal: 2 months’ deposit common; 3 for unfurnished
Airbnb monthly: when it makes sense
Airbnb monthly stays (28+ nights) trigger automatic discounts of 20–50%, and hosts are often willing to negotiate further. Monthly Airbnb makes sense when:
- You’re arriving for the first time and need 1–2 months to find a proper flat.
- You’re not sure you’ll like the city — Airbnb has no long-term commitment.
- The destination is a short-term base before your next move.
- You need a specific neighbourhood and the local rental market is tight.
Downsides: usually 30–60% above local long-term rental rates. Hosts can block dates at short notice. Internet and utilities are bundled but not always reliable. No permanent address for official documents.
Getting a local address for official use
Many countries require a local address to open a bank account, register with local authorities, or apply for a resident card. Short-term Airbnb addresses are often refused. Options:
- Coliving spaces — many provide a formal letter of residence, useful for ID purposes.
- Virtual mailbox services — for non-resident banking and postal needs (see our virtual mailbox guide).
- Landlord letter — once you sign a lease, your landlord can write a letter confirming your address.
- Service apartment providers — often issue formal residence documents for the period of your stay.
The best deals on furnished apartments abroad come from Facebook groups and personal networks, not international platforms. Join the expat groups in your destination city at least 4 weeks before you arrive.
